Master Plan

Valinda is located in the eastern part of Dholera SIR, approximately 15-18 km from the Dholera International Airport site and 12 km from the main SIR Activation Area. The village falls under Dholera Taluka in Ahmedabad District and is connected via internal village roads linking to the Bagodara-Dholera state highway network.

Valinda currently has basic village-level infrastructure including local roads, electricity connections through Gujarat power grid, and groundwater availability through borewells (300-500 feet depth). The village lacks systematic drainage, piped water supply, and paved internal roads, with planned smart city utilities expected to be implemented gradually as part of Dholera SIR’s phased development between 2026-2030.

Valinda is approximately 90-95 km from Ahmedabad city center via Dholka-Bagodara route (2-2.5 hours drive currently) and about 70-75 km from Bhavnagar via internal roads. Once the Ahmedabad-Dholera Expressway becomes fully operational, travel time to Ahmedabad will reduce to under 45 minutes, significantly improving Valinda’s connectivity to Gujarat’s commercial capital.

Valinda has multiple survey numbers converted to NA (Non-Agricultural) status, including Survey No. 196/1 (New Survey No. 131), Survey No. 197 (New Survey No. 130), and Survey No. 198 (New Survey No. 119). These NA-converted surveys are approved for residential plotting with proper NA orders from the Collector office and are legally cleared for construction and resale purposes.

Valinda village falls within the extended periphery of Dholera SIR boundaries but is not part of the core Activation Area where immediate infrastructure development is focused. Being on the SIR periphery means properties benefit from eventual master-planned development and government-backed appreciation, though infrastructure rollout will be later-phase compared to central activation zones, making it a more affordable long-term investment option.
